Shu Yan’s words sufficiently reassured the two elderlies. They had already ironed out all the details with Lao Hu previously. The purpose of this meeting was just to talk about a few minor details.
Shu Yan paid them 20,000 yuan down payment and they’ve drawn up three contracts and Shu Yan, the owner of the property, and Lao Hu each received one of the copies.

They then went over to meet up with Lao Hu’s friend over at the bank. They looked into Shu Yan’s current property, the cashflow at her store, and Shu Yan’s saving and quickly approved her loan. All in all, it took three days total and he even took Shu Yan out to lunch once during that period of time trying to “trick” her into switching her saving account to their bank instead.
“See? Just like I have told you. I knew you would be able to secure this loan.” She has a house and a storefront. For sure she was a good customer. Lao Hu, too, felt that Shu Yan was his good customer. She was classy when she talked and generous with her pay.
“This is your agent fees. Let me know if it’s not right,” said Shu Yan as she handed the money over to Lao Hu.
Lao Hu counted it twice and said, “Wait, you overpaid me.”
“No, I didn’t overpay.” Shu Yan took a took and confirmed that she did not overpay him.
“Agent fee was $2,000. 1% return for the difference, that comes out to be $2,560. This is $3,200. You’ve given me $500 – $600 extra. I like money, but I won’t try to stiff you,” said Lao Hu as he tried to refund the extra money to Shu Yan.
“$3,200 is correct. I said I will pay you 2% on the difference if you can talk them down to $8,500, but I know it wasn’t easy to even get them down to $8,800. So it’s only right to give you 2% on that. $2,200 + $1,120 comes out to be $3,120. The extra $80 is money to buy you cigarette. I’m a woman and I don’t have cigarette on me. I guess you will have to get them yourself,” said Shu Yan with a smile.
Even though his job was only to find a place for her, but Lao Hu had also helped her out with securing the loan, etc. He didn’t mention it, but Shu Yan couldn’t pretend that she didn’t know about it so she decided to just give him 2%. All in all, she didn’t lose out on anything. Befriending Lao Hu would definitely be advantages to her.

With the title in hand, Shu Yan was finally able to let out a sigh of relief. Looking at the title left and right, she was happy for most of the day. She dragged out her safety deposit box and put the title inside of it along with her title for her property on City Nan Mansion. She felt an odd sense of security.
One shop was keeping her busy enough so Shu Yan didn’t plan on opening up a second one at the location that she had just purchased. She’d just rent it out.
Zhu Hung rented it for 650 yuan a month previously with a 2-year contract and it was up this month. Rent on West City Nan Road was roughly around 800 – 1,000 yuan now, so Shu Yan would list it for 1,000 yuan initially. That would allow her room to barter should interested party try to talk her down. She posted a “For Rent” sign on the door and also asked Lao Hu to look into potential renters for her.
